What Is Floor Area Ratio/Floor Space Index?
The Floor Area Ratio/Floor Space Index measures a building’s total floor area to the area of the land it occupies or the ratio’s maximum value. It is determined by dividing the total building area by the land size.
Each city has a specific amount of land to be used for construction. If the limit is exceeded, the land suffers excessive pressure. FAR/FSI is used to ensure that no such stress occurs by keeping everything under control.
Different cities may have different Floor Area Ratios/Floor Space Index. The municipality, area, or type of land industrial, agricultural, non-agricultural, residential, or commercial- also plays a significant part because of the cities’ unequal development. The FAR fluctuates according to the population dynamics, growth pattern, and building. The Floor Area Ratio/Floor Space Index of the region is determined by a collection of laws and regulations that the government imposes to manage this.
