Outright Land Buys And Development

This is the most common practice across the real estate spectrum in India where the developer purchases land, develops the requisite infrastructure and facilities and sells to the end-users.

Joint Development Projects

With growing dilapidation of buildings in cities, skyrocketing land prices and lack of new-age amenities, the need for joint development has emerged as a preferred model in cities. The developer enters into a JV with landowner who retains the ownership of the land. The former demolishes the structure, erects a new structure and offers the same to landowners while receiving either compensation or unit(s) in the building depending upon the agreement reached between the two.

What Is Joint Development And How Does It Work?

Joint Development is a deal between the property owner/plot owner and the developer where developer reconstructs/builds/develops a new house on the former’s land by entering into a Joint Development Agreement. Such agreements are commonly reached in situations where the landowner is desirous of redevelopment/reconstruction of his property but lacks construction expertise and/or the finances to execute the same.
Upon reaching the terms of the agreement, the developer demolishes the structure which exists on the plot of land to develop/re-construct and/or build a brand new building. The new building comprises a basement, stilt parking, the requisite floors, terrace gardens, elevator, fire-fighting, CCTVs and other amenities spelled out in the agreement and/or upon receiving the requisite permission of the government authorities.
The landowner authorises the nominee of the developer along with General Power of Attorney to apply for necessary sanctions and permissions and approvals from the authority or authorities concerned and also pursues and co-operates with the developer in obtaining such or all other permissions as mandated for ensuring the due execution of the proposed work of development and construction of the proposed building. The complete upfront cost incurred is by the developer.

Underwriting Of Newly Launch / Unsold Projects

Underwriting is today a common practice in the financial world across sectors like lending, insurance, investments to name a few. It has over the years become an important part of the real estate business.
 
The business model is quite simple! “Buy in bulk and sell few at a time”. We do underwrite only newly launch projects (before a formal launch) after careful evaluations of the project(s) and its promoter(s).

How It Works?

Preliminary

A proposal between the developer and the landowner and its benefactors is drafted for the construction of a new house on the latter’s plot of land. After a detailed deliberation between the developer and the several benefactors of the land on issues like share in the upcoming new building, monetary consideration and detailed specifications of the material and fixtures to be used, a joint development agreement is drafted.

Planning

The landowner(s) and the developers jointly decide upon an architect and interior designer to collaborate on the layout plan, exterior façade etc. The plan is then taken to the concerned authority for sanction.

Relocation

Depending on the agreement reached, if a relocation is required, the developer arranges for a rental accommodation in the budget agreed before the signing of the joint development agreement.

Construction

After the sanction of the building plan is received from the authority, the developer begins the construction of the project.

Possession Handover

The developer constructs the entire building and after retaining his share of floors as agreed in the joint development agreement, it hands over the landowner’s share of floors. The developer and the landowner(s) are entitled to sell, convey, transfer and assign their respective portions to any prospective buyers and can receive the sale proceeds in respect thereof, in their names during or after the building is completed, without any objection from each other.
